I am working with a new site not live yet and here is the link")* You can remove the login_address_ views from the checkout workflow option of the configuration and that will remove the registration. If you still need to get the address of the user, you should not do that and change the option "Registration" of the checkout tab of the config to "No registration" (commercial editions only). That way, you will ask only the email and address of the user on the checkout and it won't create a joomla account for the user when checking out.
